
Ontario has introduced temporary HST relief for eligible new homes. For purchase agreements signed between April 1, 2026, and March 31, 2027, buyers may receive relief equivalent to the full 13% HST on a new home valued up to $1 million.
This may make new construction more attractive, especially in Ottawa suburbs where buyers can compare resale homes with nearby builder developments. It also raises an important question for sellers: Should you wait until the rebate ends before listing your home?
The short answer is no, not for this reason alone.
The deadline applies to when the buyer signs the agreement. Eligible homes can be completed years later, so new-build competition will not suddenly disappear in April 2027.
Resale homes also offer benefits new builds may not: established neighbourhoods, completed landscaping, finished upgrades, predictable closing dates and no construction wait.
The solution is to compare your home with both resale listings and current builder offers, then price and market it around its complete move-in-ready value. Your ideal selling timeline should depend on your property, neighbourhood and plans, not one temporary rebate.
