
In our weekly market meeting, Josh West, Owner and Broker at The West Team, highlighted a clear shift in Ottawa’s fall market:
Activity is still there, but buyers have more choice and are taking a more measured approach.
In week 39, OREB recorded 734 new listings and 325 sales, both very close to the same week last year. At the same time, Ottawa entered the fall with higher overall inventory, giving buyers more options across many parts of the city.
That combination is creating a more selective market. Buyers are still making moves, but they have more opportunity to compare price, condition, location and overall value before making a decision.
For sellers, that means strong preparation matters. Homes that are priced appropriately, presented well and positioned properly are still getting attention, but buyers are less likely to overlook a property that feels out of step with the market.
As Josh noted, the fall market is moving. The difference is that buyers are not feeling the same pressure to rush. There is still opportunity on both sides, but strategy matters more when buyers have options.
