September may feel a few weeks away, but the strongest fall listings are often being prepared in August. 🍂 The goal is not to renovate everything. It is to identify the updates buyers will notice, complete any small repairs, and present the home in a way that feels intentional from the very first photo.
For Ottawa sellers, timing matters too. Exterior photos are usually more inviting while gardens are still full, lawns are green, and daylight lasts longer. Starting early also gives you time to book painters, cleaners, stagers, and other professionals without rushing.
A good August plan should answer three important questions:
🔨 What should be repaired or refreshed before listing?
🏘️ How will the home compare with nearby properties this fall?
📅 When is the best time to come to market based on your neighbourhood and goals?
Preparing now gives you more choices later, including the choice to wait if the timing does not feel right.

A property’s current price tells only part of the story. Its listing history can offer useful clues about the seller’s strategy, the level of buyer interest, and how much negotiating room may exist.
Here are a few things worth reviewing:
⏳ Days on market: A longer time on the market may create more room to negotiate, but it is important to understand why the home has not sold.
📉 Price changes: One reduction may be a strategic adjustment. Several reductions could suggest that the seller’s expectations have changed.
🔄 Previous listings: A property may appear new even if it was previously listed. Earlier listings can reveal its true time on the market, previous prices, and any changes to the photos or description.
🏘️ Recent comparable sales: Nearby homes that have actually sold provide better context than active listings alone. Condition, lot size, renovations, and location within the neighbourhood can all affect value.
📍 Current competition: When several similar homes are available nearby, buyers may have more negotiating power. If the property is unique or competing homes are selling quickly, the opportunity may be more limited.
A longer listing history does not automatically mean a home is overpriced, and it does not mean the seller will accept any offer. The reason could be timing, presentation, an earlier conditional sale, or a pricing strategy that did not connect with buyers.

The Perseid meteor shower peaks overnight from August 12 to 13. This year, the peak arrives under exceptionally dark, nearly moonless skies, creating excellent conditions for viewing, weather permitting. Find a safe spot away from city lights, give your eyes about 30 minutes to adjust, and look up after midnight. No telescope is required.
